Step 1: Partner with Us
After carefully listening to your needs, your local agent will identify suitable properties, coordinate showings (either in-person or virtually), provide market insight, and guide you through negotiations and closing. Our deep knowledge of relocations, local markets, trends, processes and negotiations ensures a smooth and strategic home-buying experience.
Step 2: Establish Your Budget
Before consulting a lender, determine what monthly payment aligns with your comfort level and long-term financial goals. While a lender may approve you for a higher amount, it’s important to factor in all potential expenses, including utilities, property taxes, HOA fees, and maintenance. A clear understanding of your personal budget ensures a confident and sustainable purchase.
Step 3: Begin Your Research
Start by defining your home search criteria. Consider the type of property you prefer - condo, townhome, or single-family residence - as well as your desired features and location. Review current listings to understand pricing and availability, and monitor trends in listing prices across neighborhoods. This early research will help you make well-informed decisions when it’s time to submit an offer.
Step 4: Get Prequalified
Meet with a mortgage professional to confirm how much financing you qualify for based on your income, credit history, and financial background. Pre-qualification not only provides clarity on your price range but also strengthens your position when making an offer, as many sellers won't accept an offer without one.
Step 5: Identify the Right Home
Tour homes that align with your goals and budget. Pay attention to the property’s condition, layout, and functionality - test fixtures, doors, and appliances to assess maintenance quality. Additionally, evaluate the surrounding neighborhood for commute times, amenities, and overall livability. This holistic approach will help you find a home that meets both your practical and lifestyle needs.
Step 6: Submit an Offer
When you’ve found the right property, your agent will help you draft a competitive offer based on comparable sales and current market conditions. Depending on the level of demand, your offer may be at, below, or above the asking price. Should the seller issue a counteroffer, your agent will negotiate on your behalf to secure favorable terms.
Step 7: Select Your Mortgage
Revisit your lender to finalize your loan. Options may include fixed-rate, adjustable-rate, or specialized programs such as FHA or VA loans. Your lender will help you determine the best fit for your financial profile and long-term objectives.
Step 8: Schedule a Home Inspection
Most offers include an inspection contingency to ensure the property is structurally sound and free of major issues. If the inspection reveals concerns, you may renegotiate the offer or request repairs before proceeding. If no significant issues arise, you can move forward confidently toward closing.
Step 9: Complete the Home Appraisal
Your lender will order an independent appraisal to verify the home’s value. This step protects both you and the lender by confirming that the purchase price aligns with market value and the loan amount.
Step 10: Finalize the Paperwork
The final stage involves signing all closing documents to transfer ownership. Your lender and title company will coordinate this process to ensure compliance with all legal and financial requirements. Once complete, you will officially own your new home.
CONGRATULATIONS!
After signing, the final paperwork goes back to escrow to be recorded by the county and the lender will release payment to the seller. Once these final items have been completed, you're officially the new owner and can start moving into your home!
